Tenant-Satisfaction and Apartment’s Appearance – 24 Hour Accessible Disposal

Customers check not only the room, but also the common area of an apartment. According to the latest edition of tenant-satisfaction survey conducted by Recruit Sumai Company, more than half of the participants stated that they look at the condition of the common area when renting an apartment. Among the above participants, 84% of them answered that they take into consideration of the disposal station in the process of renting.

The condition of the common area reflects how well a property management company is doing their job.

Regardless of how nice a room can be, an unhygienic and faul smelled disposal station does not appeal to customers. The use of garbage net (refer to image 1) can be helpful sometimes, but problems such as illegal disposal, disorganized garbage can still occur.

In order to solve such problems, placing a disposal container can be a solution.

Container Size and Appearance

When installing a disposal container, we should pay attention to the ”size and volume”. The bigger the size, the more expensive it is. However, getting a small size in order to keep a budget does not help with the situation or even make it worse. It is easy to imagine the overflowing of garbage when the disposal container is not big enough for all tenants. Moreover, overflowing grabage attracts crows and wild cats that further lead to a messy environment.

The guide to purchasing a disposal container is 30 liters for a single-type room, and 45 liters for family-type room. To prevent overflow, it is necessary to prepare a container with volume corresponding to the number of rooms. For instance, an apartment with 8 single-type rooms will need a container with at least 250~300 liters in volume.

Another thing to pay attention to is the design of the container. There are various types of containers in the market – transparent and otherwise. Depending on where the container is placed, the design is very important. If the disposal container is placed in front of the apartment, I would suggest using a non-transparent one.

 

24-Hour Accessible

Another improvement you can make to your apartment is making disposal 24-hour accessible. In 2017’s tenant satisfaction survey, 24-hour accessible disposal is chosen number one in the most desirable apartment features.

To make this possible, the following preparations are required.

1. Prepare two appropriate size disposal container

One for burnable waste, and one for non-burnable waste.

2. Partion the container for cans, glasses, plastic bottles, etc.
